Commercial Industrial MEP Project Manager 

Primary Purpose:

To oversee construction projects from conception to completion while working in conjunction with the Operations Department and Field Operations teams. Direct report to Operations Manager, reports to General Superintendent and President

Typical Duties:

  • Responsible for meeting project milestones and deadlines and maintain an accurate schedule
  • Maintaining an accurate project budget
  • Responding to customer/owners requests and concerns
  • Negotiating and purchasing project equipment, materials and subcontracts
  • Scheduling and Project Profitability for Mechanical, Plumbing and Piping systems
  • Coordination and Oversight of project team
  • Feeds field operations of assigned projects with necessary schedule, documents, budget and all other relevant project information
  • Prepares and deliver reports to the operations department regarding budget information, manpower status requirements and overall project well-being
  • Identify and mange risks to ensure milestone activities are met in a safe working environment
  • Develop and implement solutions to identified mechanical, plumbing and/or piping to problems with project team
  • Assist in coordinating and directing subcontractors, inspectors, and contract office personnel.
  • Coordinates with other departments, including safety, drafting, pre-construction/estimating and appropriate managers and staff elements.
  • Manages accounts receivable for assigned projects to ensure timely payments are made

Requirements:

  • 10+ years’ experience successfully managing mechanical and plumbing projects in the medical, pharmaceutical, industrial and heavy commercial market segments
  • Tracks and manages budgets for assigned projects.
  • Responsible for developing and updating project schedules; facilitating planning and design processes; coordinating design reviews; facilitating the solicitation, negotiation, and award of assigned projects.
  • Estimate and administer change orders and/or work within an estimating team to create change orders
  • Engages with the Engineering Team and customers throughout the project, coordinating and assisting in the development of project requirements, scopes of work, drawings, cost estimates, Requests for Information, technical evaluations, and other project related documents as required by the contract.
  • Ensure projects meet validated specification and code requirements.
  • Serves as the design and construction liaison with the owners as required.
  • Maintains current project documents and data for assigned projects.
  • Manage multiple projects during construction.
  • Attend construction meetings and document company action items
  • Assists in solving problems that arise during construction, and the preparation of contract related documents required during construction such responses to Requests for Information and Change Orders.
  • Keeps current on relevant codes and industry practices.
  • Uses computers/computer software such as information management s systems, scheduling programs, spreadsheets, and project tracking programs to solve engineering problems and facilitate work.
  • Reasonable for managing the close out meeting after the project is complete
  • Makes sure the job tree or similar file management structure has all the necessary information including close out documentation. (As-built drawings, O&M Manuals, Warranty information etc.)
  • Maintain an appearance of professionalism through appropriate dress attire, language and demeanor.

Plumber/Pipe-fitter- Journeyman or Mechanic

Primary Purpose:

To assemble, install and repair plumbing equipment, products and related systems.

Typical Duties:

  • Measure, cut, thread, and bend pipe to required angle, using hand and power tools or machines such as pipe cutters, pipe-threading machines and pipe-bending machines.
  • Studying building plans and inspecting structures to assess material and equipment needs, to establish the sequence of pipe installations, and to plan installation around obstructions.
  • Locate and mark the position of pipe installations, connections, passage holes, and fixtures in structures, using measuring instruments such as rulers and levels.
  • Fill pipes or plumbing fixtures with water or air and observe pressure gauges to detect and locate leaks.
  • Assemble pipe sections, tubing and fittings, using couplings, clamps, screws, bolts, cement, solvents, caulking, or soldering brazing and welding equipment.
  • Install pipe assemblies, fittings, valves, appliances etc, using hand and power tools.
  • Direct working engaged in pipe cutting and preassembly and installation of plumbing systems and components.
  • Cut openings in structures to accommodate pipes and pipe fittings, using hand and power tools.
  • Review blueprint and building codes and specifications to determine work details and procedures.
  • Install underground storm, sanitary and water piping systems and extend piping to connect fixtures and plumbing to systems.
  • Install HVAC/Heating related materials, equipment and products.

Requirements

  • Work within precise limits and standards of accuracy.
  • Perform a variety of duties which may change often.
  • Plan, lay-out fabricate, assemble, install and repair plumbing parts, products and equipment.
  • Utilize machining and lay-out techniques.
  • Use hand tools, power powers, machines and equipment.
  • Read and Interpret blueprint, sketches, or production specifications to determine sequence and methods of prefabrication and installation.
  • Lay-out and mark dimensions and reference lines on material using necessary tools.
  • Apply knowledge of shop mathematics and lay-out techniques.
  • Operate fabricating machines such as plasma cutter, punch press, threading machines and brazing and/or welding equipment
  • Inspect assemblies and installation for conformance to specifications.
  • Repair and maintain plumbing products and equipment.

Physical Requirements

Must be able to:

  • Stand or walk for long periods of time
  • Use arms and hands to reach for, handle and manipulate objects
  • Lift and carry materials weighing 50 – 100 pounds
  • Climb up and down ladders, scaffolds and other climbing devices
  • Carry tools and equipment
  • Work while in stooped, kneeling, crouched and crawling positions
  • Be able to see naturally or with correction
  • Weigh Less Then 350lbs in order to properly utilize equipment and PPE such as ladders and fall protection.
  • To safely perform designated tasks and while wearing the appropriate personal protective equipment (PPE) such as (but not limited to) safety glasses, gloves, steel toe boots, hearing protection, fall protection, etc.

Plumbing & Sheet Metal Foreman

Primary Purpose:

Supervises and coordinates activities of work crew engaged in the fabrication and installation of plumbing and or sheet metal products and equipment.

Typical Duties

  • Supervise and coordinate activities of assigned crew.
  • Interpret specifications, blueprints and job orders as needed.
  • Install and direct installation of assemblies in buildings or worksites.
  • Interprets company policies to workers and enforces safety regulations.
  • Reports violations of policy or safety regulations to proper personnel.
  • Documents job progress via daily reports, jobsite photos, etc.
  • Establishes and adjusts work sequences to meet construction schedules, using knowledge of capacities of equipment and assigned personnel.
  • Analyzes and resolves work problems.
  • Attend internal and external job meetings as required.

Our commercial & industrial construction firm takes safety seriously, and we require all of our
employees to use the highest industry practices to keep everyone safe on the job. To that end,
we’re seeking an experienced Safety Manager with the ability to help direct and manage our
organization’s safety performance within a commercial & industrial construction environment.
This position is responsible for developing objectives to provide guidance and comprehensive
on-site safety assessments of construction projects while increasing effectiveness of the
organization’s safety culture, evaluate and help facilitate the safety protocols followed on various
job sites, perform site safety visits and assist in correcting deficiencies, and help with pre-task
planning of critical equipment placement and installation.
Qualified candidates should have at least 3 to 5 years of safety management experience with
experience in the commercial & industrial construction industry and understand the specific
safety issues inherent to construction sites, and a good understanding of OSHA 1926/1910
regulations and compliance requirements. A degree in occupational safety and health or a closely
related field is preferred. OSHA 30 hour and/or OSHA 500 course are also preferred. Excellent
English communication (verbal and written) and interpersonal skills are required.
The physical demands essential to successfully perform this job are, but are not limited to,
climbing stairs and ladders, use of lifts and elevators, negotiate work areas under construction,
good vision and depth perception, and good balance and hearing. Also, the use of hand tools,
controls, the ability to sit, stand, climb, kneel, and awareness of environment. Employee must
occasionally lift and/or move up to 50 pounds.
The job requires travel to job sites and some field work, so reliable transportation and a flexible
schedule are a must.

Seeking qualified candidates who have a minimum of 5 years of experience in Centrifugal/Screw Chiller Systems including troubleshooting, maintenance and repair. Candidates should have experience with York, Trane, McQuay or Carrier Systems. Applicants must be flexible in their day to day job assignments and extremely dependable. Valid driver’s license required.
